If you've bought in England before, the Scottish system feels unusual at first. The seller commissions a single Home Report before marketing the property — covering a survey, energy assessment and property questionnaire. Buyers don't pay for separate surveys unless the lender requires an additional valuation. Land and Buildings Transaction Tax bands (residential, 2026):

-   £0–£145,000 (FTB: £175,000): 0%
-   £145,001–£250,000: 2%
-   £250,001–£325,000: 5%
-   £325,001–£750,000: 10%
